High River sits on the Highwood River in Foothills County, about 45 minutes south of Calgary. It's long been one of Alberta's most quietly beloved small cities — a proper heritage downtown with independent shops and restaurants, a trail system that loops through the whole town, strong schools, and a community culture that became nationally visible after the 2013 floods demonstrated how High River looks after its own. The real estate market offers a remarkable range: heritage bungalows, new construction, and acreage properties — all at prices that are hard to find this close to Calgary.
"High River surprises people. They expect a small town and they find a real city — walkable, vibrant, with character neighbourhoods and a community identity that's genuinely special. It's one of my favourite markets to work in."
High River at a Glance
The reasons buyers choose High River — and stay.
Museum-quality main street with independent restaurants, coffee shops, galleries, and boutiques. High River's downtown is the real thing — not a recreation of one.
The Highwood River pathway system loops through the whole town — kilometres of paved and natural surface trails connecting neighbourhoods, parks, and the river.
High River is served by Foothills School Division with strong K-12 options. Senator Riley School and Highwood High School are well-regarded institutions.
From century homes near the downtown to master-planned new builds on the edges — High River has more real estate variety than most towns its size.
The Highwood River runs along the south edge of town — fishing, walking, and the natural backdrop that gives High River its name and character.
Detached homes at prices well below comparable Calgary product. High River consistently offers more home for the dollar than almost anywhere else this close to the city.
45 minutes to downtown Calgary on Highway 2. Okotoks is 20 minutes north for additional services and the growing retail corridor along Hwy 2A.
High River has deep equestrian roots — the annual North American Chuckwagon Championships, rodeo events, and a strong horse community are part of the town's identity.
